A Will May Not Be Enough!
Cindy Fineman Sloane dated Bruce Levin when she was seventeen years old and spent time on his boat all the time. Then they went their separate ways when they both went off to college. About fifteen years ago, Cindy reached out to Bruce on Facebook to say hello occasionally and acknowledge birthdays.
Time passed, then Bruce reached out to Cindy. They have been attached at the hip in life and business ever since. Together, they formed Florida Parks Probate Advisors because of Bruce’s experience going through probate and what Cindy saw here in Zephyrhills in the park communities.

By walking heirs through the probate process, the heirs learn the community rules and their responsibilities they may carry until the estate is resolved. Bruce and Cindy also coordinate other practical services as needed—clearing out, staging, and (when appropriate) assisting with selling the home.
Families often assume a will alone will allow them to transfer or sell a manufactured home; in many cases, probate is still required. If heirs remove furniture, vehicles, or other belongings before the court process they could create risk if disputes or claims arise later. Wills and paperwork prepared in another state may not be usable in Florida without proper recording and compliance with local requirements.
Heirs may need a probate judge to determine the appropriate process based on estate circumstances and value thresholds discussed in the interview. Before distributions are made, estate obligations such as funeral costs, court/probate costs, and unpaid bills may need to be addressed first.
